Smart Pricing is Airbnb’s built-in dynamic-pricing feature that changes the nightly base price of a listing automatically. It raises or lowers the base nightly rate (not fees) based on factors like local demand, seasonality, nearby events, and booking pace.
How it works
When enabled, Smart Pricing analyzes comparable listings and current market indicators to suggest and apply price changes for specific dates. Hosts set a minimum and maximum nightly price—Smart Pricing will only set prices inside that range. It adjusts the base nightly rate; cleaning fees, extra-guest fees, security deposits and Airbnb service fees are calculated separately and are not altered by Smart Pricing.
Why it matters to hosts
Smart Pricing can save time by removing daily manual repricing and can increase occupancy during low-demand windows by lowering price automatically. It can also capture higher revenue for dates where demand is strong—provided the host’s maximum is set high enough. For hosts who can’t monitor the market daily, it’s a convenience that keeps prices responsive to short-term changes.
Common misconceptions and gotchas
- Smart Pricing is not a guaranteed way to maximize revenue. It optimizes toward bookings and market signals, but hosts must set realistic minimums and competitive maximums to protect profitability.
- It changes only the base nightly price. Cleaning fees, extra-guest fees, and deposits are added on top and won’t be adjusted by Smart Pricing.
- Manual prices, special offers, and set discounts (weekly/monthly) will override or interact with Smart Pricing for those dates, so check calendar overrides after enabling it.
- If you use a channel manager or PMS, verify that it supports or respects Airbnb’s Smart Pricing; conflicts can create double updates or overwrite limits.
- For unique or highly curated properties (luxury, one-of-a-kind), algorithmic comparables may be poor matches; manual pricing or a specialized revenue tool may perform better.
Practical tip: set a minimum that covers all costs, set a sensible maximum for peak dates, and review performance monthly rather than leaving it completely unattended.
